The Beach road project is delivering ten new affordable rental homes in Paekākāriki for Te Āhuru Mōwai, helping increase the supply of quality housing for local whānau. The development includes a range of home types, including dedicated kaumātua housing, with homes to be offered at below-market rental rates to improve housing accessibility within the community.

Holmwoods was engaged as overall Project Manager, leading the construction works. The project presented a number of significant delivery challenges, including the construction of a private wastewater treatment and effluent disposal system, upgrades to a shared accessway, and maintaining uninterrupted access for adjoining commercial premises, a church, and neighbouring properties throughout construction.

Working closely with the client, consultants, contractors and stakeholders, Holmwoods managed the complex interface between development requirements and community needs, ensuring critical access and services remained operational while construction progressed. Our role included project management, contractor procurement, stakeholder coordination, contract administration, cost control, and independent certification, providing delivery certainty across a technically challenging and highly constrained site.

This project demonstrates Holmwoods' ability to successfully deliver complex residential developments where technical constraints, stakeholder management, and community outcomes are equally important to project success.
